If you've been watching the west Houston market at all, you already know Fulshear is having a moment. But honestly? Those of us who've been in new construction for over a decade saw this coming years ago.

I've spent 10 years specializing in new construction communities across the Greater Houston area, including helping launch The Reserve at Katy – The Trace, one of the area's most sought-after new home communities. And the pattern I'm watching now with Fulshear is one I recognize: a town on the edge of explosive growth, right before everyone else catches on.

Why Are People Leaving Katy for Fulshear?

This is the #1 question I get right now. And the answer isn't complicated: it's space, value, and lifestyle.

Katy is phenomenal. It will always be a top destination. But after years of rapid development, land is tighter, lots are smaller, and prices per square foot have climbed. Buyers who want that new construction feel with more room to breathe, a larger lot, more home for their money, and a community that still feels fresh, are heading west down FM 1093 to Fulshear.

Fulshear isn't just "the next Katy." It's becoming its own destination.

Fulshear's Growth Is Not Hype — It's Historic

Fulshear's population exploded from just over 1,100 residents in 2010 to more than 34,000 by 2022, and it's still accelerating. The Houston Association of Realtors (HAR) reported that Fulshear saw the greatest percentage increase in home purchases in the entire Houston area in Q4 of 2023, with transactions jumping over 100% year-over-year.

That's not a trend. That's a tidal wave.

New Communities Already Here — and More Coming Fast

Established Communities Worth Knowing:

  • Cross Creek West— A 3,200-acre master-planned community with over 5,000 homes at build-out. Trails, resort-style pools, top-tier amenities.

  • Fulbrook on Fulshear Creek — Luxury feel, large lots, high-end finishes.

  • Fulshear Lakes — Built around three lakes and Bessie Creek. Think kayaking, fishing, and a neighborhood that actually looks like the listing photos.

Communities Coming Soon (This Is Where It Gets Exciting):

  • Hines Master-Planned Community (FM 1093 at Westpark Tollway) — Nearly 3,000 acres. Over 7,000 homes planned. Builders include Toll Brothers, Perry Homes, Highland Homes, Village Builders/Lennar, Westin Homes, and more. First lots expected in 2027 — but this will shape the entire corridor for the next 20 years.

  • Fulshear Junction (Century Communities) — 251 homesites plus 21 acres of mixed-use retail, dining, childcare, and office space. Walkability built into the design from day one.

  • Fulshear Central — Over 130,000 sq ft of retail, office, and community space coming by 2027. A true town center.

  • Fulshear Lakes Marketplace — Mixed-use commercial development at FM 1093 near Weston Lakes. Medical, restaurants, and more expected by end of 2025.

This area is being built from the ground up — intentionally. That's rare.

The Schools: Lamar CISD Does the Heavy Lifting

One of the first things my buyers ask is: "What are the schools like?"

Fulshear falls under Lamar Consolidated ISD, which earned a B rating (88) from the Texas Education Agency for 2024–2025. But the campuses tied directly to this growth corridor are where it gets impressive:

  • Fulshear High School — Ranked in the top 230 high schools in Texas. 51% AP participation rate, Niche Grade: A. Students consistently rave about teacher support and campus culture.

  • Dean Leaman Junior High — One of the top-performing middle schools in the district, located right in Fulshear.

For families making a 10–20 year decision on where to plant roots, Lamar CISD's trajectory matters as much as today's numbers. This district is growing its infrastructure alongside the community.

What My Buyers Are Actually Asking Me Right Now

After 10 years in this business, and having been part of launching communities myself, I can tell you what people are Googling and what they're asking me in person:

  • "Is Fulshear TX a good place to live?" — Yes, consistently ranked as one of the safest and fastest-growing cities in Texas.

  • "New construction homes in Fulshear TX under $500K" — Still possible, but the window is narrowing as demand climbs.

  • "Fulshear vs Katy for families" — Fulshear wins on lot size and price per square foot right now. Katy wins on infrastructure maturity. Both win on schools.

  • "Best master-planned communities in Fulshear" — Cross Creek Ranch and Fulshear Lakes lead the conversation today. Watch the Hines development closely for tomorrow.

My Take After 10 Years in New Construction

I've watched Katy grow from a sleepy suburb into one of the most desirable markets in Texas. I was part of communities like The Reserve at Katy – The Trace that helped set the standard for what master-planned living could look like on the west side of Houston.

Fulshear is at that same inflection point right now.

The buyers who moved into Katy in the early 2010s look like geniuses today. The buyers moving into Fulshear in 2025 and 2026? I think they'll tell the same story in a decade.
